BOOKING

Every booking is an accommodation contract which comes into effect, via mouse click. You will receive a customer booking email confirming your booking. The procurement for the booking is free of charge for you. Bookings are not transferable to any other person and cannot be transferred or exchanged for cash or credit.Prices for our apartments are subject to change without notice. We reserve the right to refuse any booking you place with us. You agree to provide current, complete, and accurate booking and account information for all reservations made on our site. We reserve the right at any time to modify or discontinue the Service without notice.

OFFLINE BOOKINGS

All users of ChallawaRiver Homes platform are advised to make their bookings online at all times.
You agree that in the event where you make a booking offline, it shall be deemed that you have thoroughly read and understood these Terms and Conditions as contained herein before making such booking.
You agree that making an offline booking does not exonerate you from the Terms contained herein.
You shall be bound by the provisions of these Terms of Use irrespective of whether you carry out your transaction online or offline. ChallawaRiver Homes shall not be held liable for any acts, omissions or negligence which arise from your offline usage of this platform or its services.

ACCOMMODATION CONTRACT AND PAYMENTS

The accommodation contract comes into effect immediately between you and ChallawaRiver Homes when making a booking. You pay the confirmed price directly to ChallawaRiver Homes through our Payment Gateway.

ILLEGAL ACTIVITIES / CONDUCT

All users of ChallawaRiver Homes website are to conduct themselves in a good, responsible and orderly manner in line with all existing Laws, rules and regulations of both the government and the hosts.
Guests are solely responsible for their conduct. You undertake not to engage in or carry out any illegal activities capable of misleading any person or jeopardizing the name, character or identity of such individual or that of ChallawaRiver Homes. All illegal activities are neither allowed or condoned inside or around our apartments.
Our apartments are not hideouts for criminals, bandits, armed robbers and fraudsters of every description including cyber criminals or internet fraudsters and you agree that by staying in our apartment you are a law-abiding citizen with a legitimate means of livelihood. ChallawaRiver Homes does not encourage crime or illegality of any description. ChallawaRiver Homes is and shall be absolved from the consequence of any illegal activity which you may be caught carrying out whether within or outside our apartments. ChallawaRiver Homes shall not be held responsible for any illegal act or conduct which is contrary to existing laws, rules and regulations.

PETS

ChallawaRiver Homes maintains a strict “No Pets” policy so guests are not allowed to check in with pets.
In the event where it becomes absolutely necessary for a guest to check in with pets such as service dogs, this shall be allowed only with the express written permission of the Host.

CREDIT CARD / DEBIT CARDS

ChallawaRiver Homes will require Credit Card or Debit Card details to guarantee reservations. In order to protect and encrypt your credit card information, this website uses the industry standard the “Secure Socket Layer (SSL)” technology, the most secure technology available. For certain restricted rates (promotions, discount rates, …)

ChallawaRiver Homes may require that payment is made upfront resulting in charging or pre-authorizing your credit card. Please check the room details thoroughly for any such conditions prior to making your reservation.

CHANGES AND CANCELLATIONS

Changes and cancellations have to be carried out via this website and/or by contacting ChallawaRiver Homes directly.

CANCELLATION POLICY

Guests may cancel their reservation up to 24 hours before their scheduled check-in time without penalty.
Cancellations made within 24 hours of check-in will be subject to a penalty fee equal to one nights’ room rate and in the case of a no-show, 100% of the entire stay will be charged.
For non-refundable reservations not limited to discounted reservations, guests will not receive a refund for any cancellations or changes to the reservation.

CAUTION FEE POLICY

Purpose

This policy ensures the protection of the serviced apartment’s property and facilities during a guest's stay and provides a clear process for refunds.

Caution Fee Requirement

A refundable caution fee of N100,000 is required prior to check-in. This fee covers any damages, losses, or breaches of the terms of use during the stay.

Usage Terms

Guests must use the apartment and its facilities responsibly, ensuring no damages occur to furniture, fixtures, or appliances. Additionally, Smoking is strictly prohibited.

Conditions for Deduction

The caution fee may be partially or fully deducted in the following cases:

Physical Damage: Breakage, stains, or misuse of furniture, appliances, or fittings.

Unapproved Alterations: Changes to the apartment layout, décor, or installations without prior approval.

Loss of Items: Missing items provided as part of the apartment inventory.

Cleaning or Repairs: Excessive cleaning required due to negligence or misuse.

Smoking: Cigarette/Cigar/Cannabis Smoking or Vaping within the unit and indoor areas of the building is not allowed. If smoking occurs during your stay, a N75,000.00 (Seventy Five Thousand Naira) Cleaning Fee will be billed to your account.

Refund Process

Upon check-out, the apartment will be inspected by the Housekeeping Team to assess any damages or losses.

Refunds will be processed via bank transfer within 24–48 hours after check-out, provided no deductions are applicable.

Forfeiture of Caution Fee

In cases of severe damage, loss, or missing items, the caution fee may be forfeited entirely.

If the cost of repairs or replacement exceeds the caution fee, guests will be billed for the additional amount.

SMOKING POLICY

We have a strict no-smoking policy in our apartments. Penalties for smoking in our apartments amount to N75,000. We reserve the right to review this amount.

DO’S AND DON'TS

The building is a private and highly restricted environment. Adherence to our laid down rules is important, to enable you to enjoy your stay here. Please do not hesitate to contact us if you have any need to do so.

The following Rules are strictly enforced:

We operate a Virtual Check-in Process. All Guests MUST provide a CURRENT and VALID form of Identification (International Passport/Voters Card / NIN Card) at least 24 Hours prior to their arrival. We regret that we CANNOT waive this requirement.

Cigarette/Cigar/Cannabis Smoking or Vaping within the unit and indoor areas of the building is not allowed. If smoking occurs during your stay, a N75,000.00 (Seventy Five Thousand Naira) Cleaning Fee will be billed to your account.

Pets are not allowed.

An extremely noisy Party/event is strictly prohibited. However, if the party/event will only take a few guests with zero or minimal noise it may be permitted with our consent.

Number of guests permitted is enforced. Host expects that the guest will apply some form of discretion and not flood the apartment with too many visitors/friends to stay with him/her during his/her period of stay. If this happens, guests will be ejected without refund.

Please note the following: 6 guests per 3 Bedroom Apartment

Quiet hours are strictly enforced (11 pm). Loud music that can be heard outside the Apartment is NOT allowed.

No article, substance or liquid of an especially combustible inflammable or dangerous nature is to be brought into the accommodation.

No Weapons are allowed in the apartment.

Every Hour Thereafter: N20,000 per Hour.

Improper use of Electrical outlets/appliances is forbidden. Do not plug in any appliance of industrial strength or capacity. Do not tamper with any setting or electrical connection.

INDEMNIFICATION AND LIABILITY DISCLAIMER

You agree to indemnify, defend, and hold harmless challawariverhomes.com and our affiliates from any claim or demand, including reasonable attorneys’ fees, arising out of your breach of these Terms of Service.

By booking our apartments, you further agree that challawariverhomes.com its affiliates, and its team shall not be held liable for any loss, damage, injury, or harm, including but not limited to theft, bodily harm, fire, accidents, injuries, electrical faults, or any other incidents that may occur during your stay or that of your guests.

This indemnification extends to all losses, liabilities, claims, expenses, fees (including attorney fees), fines, penalties, damages, and costs arising from or in connection with your use of our apartments.

By booking our apartments, you acknowledge and agree to assume all risks associated with your stay and understand that challawariverhomes.com shall not be held responsible for any incidents or occurrences beyond our control.

INTELLECTUAL PROPERTY

All copyright, patent, intellectual and other property rights in information contained herein is owned by ChallawaRiver Homes or other third parties. No rights of any kind are licensed or assigned or shall otherwise pass to you to indemnify, defend, and hold harmless challawariverhomes.com and our affiliates from any claim or demand, including reasonable attorneys’ fees, arising out of your breach of these Terms of Service.
